Three Rivers Title, LLC is a locally owned real estate closing, escrow, and title insurance agency headquartered in Waverly, Tennessee, serving buyers, sellers, lenders, real estate professionals, attorneys, and businesses throughout Middle Tennessee. Our goal is to make every real estate transaction as efficient, informed, and seamless as possible; from contract to closing.
Three Rivers Title was founded by T. Scott Daniel, Esq., a licensed Tennessee attorney and title insurance agent. The company operates alongside Daniel Law, PLLC, allowing our clients to benefit from a team with experience in real estate, title matters, and the legal issues that can arise during real property transactions.
Our team assists with residential and commercial real estate closings, title examinations and title insurance, escrow services, and other matters associated with the transfer and financing of real property. Whether we are working with a first-time homebuyer, an experienced investor, a local real estate professional, or a financial institution, we strive to provide responsive communication, careful attention to detail, and professional service throughout the transaction.
Our owner, T. Scott Daniel, also owns and serves as Principal Broker of Neighborhood Realtors, a real estate brokerage headquartered in Waverly. Three Rivers Title serves buyers, sellers, lenders, attorneys, and real estate professionals regardless of brokerage affiliation, and we are committed to providing every client and transaction with the same level of professionalism, attention, and service.
We believe a successful closing requires more than preparing documents and signing paperwork. Our team works to keep the parties informed, identify and address title or closing issues as they arise, and coordinate with the professionals involved in the transaction to help move each closing toward completion.

Prior to founding Three Rivers Title, LLC, T. Scott Daniel previously worked as a police officer and worked for the State of Tennessee, Department of Children Services. He has a passion for real estate. He also holds a Tennessee Real Estate License.
Jennifer Daniel | Title Assistant
Prior to joining Three Rivers Title, LLC, Jennifer Daniel began her career in 2006 within the Dickson County General Sessions Municipal Court. Jennifer has many years of experience in the legal profession and serves as a great asset to Three Rivers Title, LLC.

Unlike some agencies, Our Agency has an In-House Attorney, physically in the office, to handle all real estate matters. We believe that your transaction should be handled with care and you should be able to speak with an attorney, not just a processor.
